When will Press Block be ready for occupancy?

The estimated completion date for Press Block is in Spring 2025.

Who is the developer and designer of Press Block?

Dexel Developments is the developer of Press Block.

Dexel is one of Halifax’s premier mixed-use property developers.

 

How many floors and suites will there be?

Press Block will have 9 floors and 138 suites (6 Townhouses) with a mix of residential and commercial. There is approximately 6,200 sf of commercial space available.

What type of construction is used for the suites at Press Block:?

Concrete construction is used for ultimate soundproofing between floors. Wall construction between suites; STC of 60+ with sound insulation and 4 layers of 5/8” drywall.

What is the heating system used for the suites?

Fully distributed heating/cooling air system with extra quite fan coil unit. No compressors within the suites provided by the state of the art and efficient VRF (variant refrigerant flow) system.

What security measures will be incorporated at Press Block?

  • 24 hour monitored fire alarm system with sprinkler system in all areas
  • 27 camera security system, digitally recorded 24/7
  • Secure entrance with intercom access and CCTV Monitoring
  • Hard wired and battery backup smoke and CO2 detectors in each suite
  • Parking garage access is secured with a digital remote control system
  • Building is fully equipped with a back up generator attached to all commons area lighting, systems, security, etc. are fully functional during an outage
  • Security latch on each suite entry door with peekhole
  • LED Lighting for exterior & interior lights – including parking garage and all common areas

Where is the mail collected?

There will be a central location with convenient private mailbox area with a parcel room and out-going mail slot. The parcel room is a designated secure room with shelving for parcel delivery.  No need to check on delivery status. You’ll receive instant notification when your parcel has arrived.    

What is a Fixed-Term Lease?

A fixed-term lease is a leasing agreement with a specified beginning and ending date. Example: September 1, 2022 to August 31, 2023. It ends on the date in the lease and neither the landlord nor the tenant is required to give written notice to end the tenancy on that date.

Can management enter the rented premises?

Management is permitted to enter the premises if:

  1. There is an emergency
  2. The landlord has given written notice of entry and the entry is during daylight hours
  3. A notice to quit has been given by the landlord or the tenant and entry is made during daylight hours to show the premises to prospective tenants or purchasers
   

Do notices to quit have to be in writing?

Yes, the notice to quit is to be in writing.

Can a tenant refuse to pay rent for any reason?

No, the tenant is always responsible to pay the rent to the landlord.

When a tenant sublets/assigns a lease, are they still responsible for the lease?

Yes, the tenant(s) who subleted or assigned the lease is still responsible for the lease.

Is the tenant required to provide the landlord with names of people who are going to live in the premise?

Yes, the landlord must approve every occupant of the premises and their name must be included on the lease.

Can a landlord make rules for the premise?

Yes. The rules must be reasonable. The landlord should give a copy of the rules to the tenant prior to the signing of the lease.

Is the landlord required to give a copy of the Act to the tenant?

Yes. A copy of the Act must be given to the tenant by the landlord within ten calendar days of acceptance.

If a lease is in writing, does the landlord have to give the tenant a copy?

Yes. The lease must be signed by both the landlord and the tenant. The landlord must give the tenant a signed copy within ten calendar days of signing.

Is there a standard form of lease for a tenancy agreement?

Yes. The standard form of lease, applies to all written and oral tenancies. A lease is a written or oral tenancy agreement between a landlord and a tenant.
